A: Continue filling out the work order forms and send them to Randall Management. The board will be working hard
to get this process running more efficiently and changes for the better are on their way.
Q: Are our Monthly Maintenance fees going to be increased with the election of the new board?
A:
NO, the new board had discussed this when we heard the rumors that we wanted to raise fees. We are NOT going to raise
the fees with our current budget situation.
Q:
I sometimes don't think I have a voice with the board, is there a way to give suggestions, input or comments can been heard?
A:
YES, we are going to look at how communication has been in the past and we are going to strive to follow our bylaws
and rules and regulation that protect our association not the "board" Look for better communication, information
and easy access to the board so you can be heard soon.
A:
How often does the board meet and is this a paid position?
Q: The new board has
discussed how often we need to meet as an Executive Session and when how often we need to meet with association members.
The bylaws state that the board must meet once a quarter with the association. An Executive Session is when the board
discusses private information about certain individuals without other homeowners hearing about their private lives. NO, the
board does not get paid nor should they have any special privilege's given to them because they are board members.
A: Meetings with homeowners in the past have been violent, unsafe , and not
organized or the format was an "us" and "them" situation. How can this be changed so I can feel
safe to go to a meeting and where I can be heard and get a resolution.
Q: The board
is looking at some ways to stop the "out of control" homeowners at the board meetings. We have options that
we have to vote on and are going to be in effect ASAP. The safety of our homeowners are important and you should be
able to bring a situation, good or bad, to the board and be heard without aggressive behavior. The Quarterly meetings
are designed so that the homeowners can get updated information, changes on the property, and so the homeowners can inform
the board about situations that board members may not be aware of. Sometimes face to face meeting are more personable
then with emails, faxes, or phone calls. Remember, the property managers can only do what the board gives them permission
to do and if the board is unaware of a situation then we must inform the property manager about what needs to be done in order
to take care of any situation.
A: Does not paying our Association
Monthly Maintance dues affect our budget or our cash flow?
Q: Our budget and cash
flow are based on the the amount of money the association takes in from the monthly dues. We don't get money other way
than from the homeowners. So if someone does not pay their electric bill or their monthly dues, the bills still have
to be paid. We just do it with less money in the account. If someone does not pay, then the rest of the association
is responsible for covering them until they pay or the situation has to get more detailed and legal matters have to taken
in consideration. Again, money we all pay for in the end.
