Management Report

Submeter Repairs: Bids to correct, repair bad meters on property.

Common Electric Charges: Being discussed, reviewed to determined its value

High Voltage Signs: Ordered, due to arrive 5/6/2010

Towing Contract: Tow services are being reviewed to be contracted by 6/1/2010

Tree Trimming Bids: Bids have been received and reviewed

Asphalt Sealing Bids: Original contract is being reviewed, bids are being accepted

Leasing Issues: Leasing guidelines and violations are being reviewed

Collection Procedures: Acknowledgement and Re-statement of Collection Policy accepted by new board

Exterior Painting: Paint selections in progress only for 300 Bldg Flats/Chimney Rock Townhomes.

Fencing: Replacement of wooden gate on Burdine Side is being reviewed and inconjuction with removing two big oak trees.

Fellow Homeowners,
 
In keeping our word on bringing you up to date on what the past six months have been like. It has been not only been educational, but it has been a very busy
six months. We have replaced electrical wires, made plumbing repairs, had two huge oak trees cut down, & we've had certain areas and units on property
painted.

Within the last month we have began the rehabilitation of various townhomes, and will continue to rehab the one's that need urgent care. The homeowners facing
the front of Chimney Rock have selected their colors and this project will begin shortly. We appreciate those home owners for being patient. We promise to
continue addressing all requests that are being submitted. Both Jose and Alonzo deserve a huge thank you. Their dedication through this sweltering hot days and
getting eaten by mosquitoes should not go unnoticed. If you see them, say thank you, it goes a long way. And, please offer them some water once in awhile and
show your appreciation.

Our electric problems as far as we can see have now been resolved. It was once said we only had a couple of meters that needed to be addressed. That was
incorrect. It was more like 30 meters were not functioning as they should. As of today, all meters have been fixed, tagged, repaired and pictured to allow this &
future boards to have actual accountability of what has been corrected. Cabot and Roe, the electrical company we hired went meter by meter, wire by wire
checking and fixing all the meters & breaker box wiring that needed to be fixed. There were units that had meters running backwards, wires were bypassed outside
the "donut", other units were missing the face cover plate, (replacement covers have been ordered), and we also had units who were not being charged for
electricity even though they were using their air conditioners, refrigerators, washers and dryers, and stoves. Our pledge is to make sure that any electrical
work being done behind the breaker box be done by a certified, licensed and bonded electrician to protect the safety of our property and lives. Only such
electricians are allowed to work with the wiring. Please do not have an air conditioner technician, a handy man, a personal friend, or yourself work on the
electrical wires located behind the breaker box face plate. Finally, we labeled the face plates advising all home owners, or anyone attempting to access the
electrical wires located behind the face plate to notify the management company prior to doing any electrical work. The board would like to thank Johnny Hutson
for donating the stickers for the electrical boxes.
 
The beautification of the property by our landscape committee has been seen and has made more home owners enjoy their surroundings. Bushes have been trimmed,
weeds have been pulled, and new plants have begun to pop up around the property. Thanks to the members of the committee who believe that Westbury Square can be a
site to see. We were saddened that two oak trees on the Burdine side had to be removed due to the foundation damage they caused & would have continued to cause
had they not been removed. We did look into the possibility of transplanting the oak trees, but at $10,000/per tree the only option left was to cut them down.
The next step is to remove the stump so that we can get the foundation reset and a new fence erected. In addition, the landscape & architecture committee are
looking into the cost of installing pet waste kits, the possiblity of strategically placing rain barrels around the complex to capture rain water to
use for watering, and looking into the cost of replacing the garden retainer walls with decorative blocks.  This committee also took the initiative to help
finalize the color schemes for the front townhomes facing Chimney Rock.

Our other committees have also been working hard and have been meeting monthly and we continue to encourage other home owners to jump on the band wagon and
join one of the committees. From finance, to rules & regulation, to social committees the Board has been working on making sure problems and issues are
being addressed and resolved. Additionally, leases, car stickers, as well as contracts are being reviewed to make sure that we follow the by-laws as well as
the association covenants to ultimately reduce our costs, increase our revenue and assure we know who resides on property. Many times there has been a bump in
the road, or a difference of opinions, and rumors abound, but we are steering straight ahead in making sure that everyone, be it home owners or renters are
following the rules and regulations. We are not asking for a lot, just asking you to be the home owner or renter anyone would like to live next door too.
 
In closing, we want to thank Mark Cotrell for his volunteer time.  If you have not, heard Mark made a decision to resign from the board and we wish him all the
bast. We will be filling his position in due time, for now it remains vacant until filled by someone who has the desire to make a difference. The position is
